State Electric Under Way at Work on Twenty Two Liberty

Boston – State Electric Corporation, based in Bedford, is in progress with the comprehensive shell and core electrical construction of Twenty Two Liberty, the Fallon Company’s luxury residential tower situated on the Fan Pier in Boston’s Seaport District. The 14-story, 245,000sf high-rise will house 109 residences with sweeping views of Boston Harbor and the city skyline.

State Electric is teaming up with Turner Construction of Boston, GC; Cosentini Associates of Cambridge, EE; CBT Architects of Boston, architect; and The Fallon Company of Boston, owner.

The project scope entails installation of the facility’s primary and emergency power systems, a fully integrated fire alarm system, and interior and exterior lighting as well as electrical installations for a three-story, 282-vehicle below-grade parking facility.

State Electric also is installing the conduit system for the building’s tel/data and security systems. In early construction, the NECA contractor provided temporary power to the site for the construction trades.

The building’s interior lighting exclusively consists of energy-efficient LED lighting systems throughout all interior spaces. The exterior lighting package for the facility also is comprised of custom LED lamping. The building is designed to achieve LEED Silver certification.

The project is scheduled for completion in October 2015.

Twenty Two Liberty’s primary power is furnished via an NStar transformer feeding power to an indoor utility vault, with main switchgear located on the first parking level. The electrical contractor’s power installations include a main bus riser that distributes electricity throughout the building.  Emergency power is provided via a roof-mounted 800kW generator.

The facility’s fully integrated fire alarm integrated system links to several other Fallon Development Fan Pier buildings.

Designed by CBT Architects, the contemporary Twenty Two Liberty features an iconic, staggered glass facade that takes full advantage of its urban waterfront setting overlooking the Boston Harbor and the skyline.  The building has numerous sustainable design features, including its interior lighting, which exclusively consists of energy efficient LED lighting systems throughout all interior spaces, including in its 109 residential condominiums.

At peak construction, State Electric will manage a field crew of approximately 20 IBEW Local 103 electricians and one technician.  The project team will be headed by Project Manager Glenn Duquette and General Foreman Vance Fillemore.

Twenty Two Liberty is the fourth building to break ground at Fan Pier. One Marina Park Drive opened in 2011 and Vertex Pharmaceuticals opened its world headquarters earlier in 2014. Spanning 21 acres and nine city  blocks, Fan Pier is one of the largest mixed-use developments in the U.S.  When complete, it will feature eight buildings comprised of offices, residences, retail space, and hotel rooms, as well as a park and marina. The project is a joint venture of The Fallon Company, Mass Mutual and Cornerstone Real Estate Advisers.
