Wilmington Mixed-use Development Announces Fall Opening

Wilmington, MA – The Procopio Companies announced that its three building, mixed-use development located at 203 Lowell Street in Wilmington is planning for opening in fall 2024.

Residential space

Spanning over 100,000sf, the development is comprised of three separate buildings with retail, office and residential spaces. The largest building will be The Alice, a 90,000sf residential building that offers 50 Class A apartments open for leasing, with units featuring modern appliances, expansive balconies, open floor plans, and community lounge areas.

Also expanding the development’s overall footprint is a 2,488sf, drive-through Starbucks, the franchise’s second location in Wilmington which will go vertical in April of 2024. The third and last building, situated at the corner of Lowell and Woburn Street, will provide an additional 8,050sf of office/retail space, with leasing opportunities and an expected completion date in early 2025.

“Procopio has developed numerous mixed-use properties, and 203 Lowell Street’s ‘campus’ approach offers a variety of amenities across multiple buildings, making it yet another milestone in Procopio’s expansion as we seek to enhance the experience for our residents,” stated David Roache, vice president, development at Procopio. “The Alice, the residential anchor of the project, will add additional, much-needed housing opportunities to the desirable I-93/Route 128 corridor, with close proximity to Boston.”

Commercial space

The Alice provides access to I-93, is less than a mile from Exit 31, and is one and a half miles from Wilmington’s MBTA Commuter Rail station. It is located within blocks of additional restaurants, retail, fitness, and entertainment options.

The project team for The Alice includes Joe the Architect as the project architect and interior designer, and Joseph Morrison of Eastern Retail Properties as the commercial broker for the project.
