Carr Enterprises Breaks Ground On Osterville Village Library – Ford 3 Architects

Osterville, Ma – In June of 2000, Carr Enterprises began what would turn out to be a six year relationship with Cape Cod
Academy in Osterville by starting construction on their new Lower School addition. A few years after that project was completed, the school decided in 2004 to begin construction on their new Science Building, and once again enlisted the services of Carr as their construction manager.

On both of these projects, Carr had the pleasure to work with former Cape Cod Academy Headmaster Tom Evans, as well as with architect Charles T. “Ted” Bellingrath who unfortunately passed away in 2005 as the Science Building was nearing completion. Both of these men were very involved in the initialplanning of the new library project. Mr. Bellingrath was the project architect, and after he died, Mr. Evans agreed to assist as a project advisor in hopes of helping to see it through to completion. This is a role he still continues with the Library.

At the time of his passing, Mr. Bellingrath had completed the conceptual phase of the building design. In order to further proceed with the design of the new Library, the trustees had the difficult task of selecting a successor architect to carry on Mr. Bellingrath’s vision. Ultimately in 2006, the Library was fortunate to obtain the services of a friend, and a fellow Princeton School of Architecture classmate of Mr. Bellingrath, Jeremiah Ford III, and his firm, Ford 3 Architects. Located in Princeton, NJ, Ford 3 Architects was founded in 2004 by Mr. Ford, Moira McClintock, and Quinn Schwenker. Combining tradition with innovation, the scope of Ford 3’s work includes adaptive re-use, new construction, renovations, and
additions. Ford 3 has executed a diverse range of projects including various educational, commercial and residential projects throughout the East Coast.

The new 19,600 SF building will serve as a community resource for information, literacy, and social interaction. Standing on nearly the same footprint, the new Library will preserve the Village Green while doubling the usable space of the Library. Its design features expanded facilities, such as a computer learning center for children, a separate area for teens and young adults, a community room near the front entrance, and meeting rooms that will be accessible during and after regular library hours.

Other features of the new library include:

• A design that is in harmony with the quality and scale of Osterville
Village, and will support future growth for generations to come.

• Expanded facilities and services which will improve the lives of all village
residents—adults, teens, children, and grandchildren—in a safe and welcoming space.

• A new children’s room that is designed not only to be a delightful, energetic place, but also a place
to instill a love of reading and learning through books, games, and other literacy activities. As mentioned
above, a homework computer learning center will support educational activities in the children’s room.

• Enhanced computer-aided and electronic video and digital equipment will be flexible, state of the art,
and will augment community, educational and library programming.

• The enlarged Friends of the Library Store provides a place to purchase used books and gifts with all
proceeds benefiting the library.

Carr actually started providing budget pricing for the Library based on conceptual drawings in early 2005 while working with Ted Bellingrath at Cape Cod Academy during the construction of their Science Building. In late 2009, largely due to their successful projects at the school, Carr Enterprises was selected by the Library as their construction manager, and began providing preconstruction and estimating services when design development moved forward . After providing the Library with several estimates throughout the design phase, a satisfactory budget was arrived at, and on October 29, 2010, a groundbreaking ceremony was held to mark the beginning of the new Library’s construction.
