Hobbs Brook Management Inks 10-year Lease with Shire

Waltham, MA – Hobbs Brook Management LLC recently announced that Shire has signed a 10-year lease for approximately 200,000sf at 95 Hayden Avenue in Lexington.

The premier four-story office building located off Rte. 128 was recently renovated to accommodate Shire and the 850 employees who will be relocated.

Interior renovations were designed by Jacobs Global Building Design and included general office space with associated department support, new entry lobbies, conference and training rooms, fitness area, and an executive boardroom. The existing cafeteria and dining space has been completely renovated to meet Shire’s food service program.

The design for the space complements the newly renovated building environment while supporting the functional goals of the Shire community. Shire has indicated that the space should convey an organization that reflects its own culture: innovative, responsible, engaging, collaborative. The stated goals for the renovation design included having a floor plan that is flexible and adaptable; maximizing natural daylight; building an interior with a contemporary design; and conveying a welcoming, inspiring and inclusive organization. Office areas have been designed as a combination of open, adaptable workspace with enclosed demountable private offices. Office wings are organized around two atria and include a primary circulation spine at each level acting as a connector to informal seating, collaboration areas and direct access to the kitchenettes.

Hobbs Brook Management has incorporated energy efficiency and green building practices in the construction and renovation of its properties for the last three decades. This approach to sustainability substantially reduces and eliminates negative environmental impacts, and, as an added benefit, green operations and management reduce operating costs, enhance building marketability, increase workers’ productivity, and reduce potential liability resulting from indoor air quality problems. The building at 95 Hayden was renovated to achieve LEED Gold and key sustainable components include thermal comfort design for employees, alternative transportation, lighting controls, enhanced commissioning of equipment and low-emitting materials including paint and carpet. Shire has created a “Sustainable Design Guide and Tour” which includes a descriptive pamphlet and self-guided tour showcasing the measures taken to make the building energy efficient.

Hobbs Brook Management’s principal architect, Brad Cardoso, AIA, was responsible for base building renovations; Jacobs Global Building Design provided the interior fit-out design; and Columbia Construction was the construction manager.

Chip Batchelder from Wyman Street Advisors handled the lease for Hobbs Brook Management. Robert Richards and Brian Cohen of Transwestern | RBJ represented Shire in lease negotiations and secured interim office space at 235 Wyman Street, also owned and managed by Hobbs Brook Management, for the company’s near-term growth plans.
