Waltham, MA – Margulies Perruzzi Architects (MPA) has been selected to reposition and renovate the 610N Lincoln Street office building in Waltham for Hobbs Brook Management LLC. Currently under construction, the vacant and outdated former laboratory building is being repositioned by MPA into a light-filled, modern office building to meet the demands of today’s office tenants.

The project team includes general contractor Columbia Construction Company; landscape architect Studio 2112; MEP engineer AHA Consulting Engineers; structural engineer Souza True & Partners; civil engineer H.W. Moore Associates; and LEED consultant Entegra.

Located in the Hobbs Brook Office Park, the completely renovated building will feature 86,169sf of highly efficient office space on three floors, each of which is easily subdividable to allow for single- or multi-tenant occupancy. To open the lobby to more natural light, the main entrance was redesigned with a new two-story, glass vestibule.

An additional 6,000sf of office space was gained by lowering the building grade as well as moving mechanical equipment to the roof. With the goal of attaining LEED Silver certification, the renovation of 610N Lincoln Street includes new HVAC systems, windows, electrical systems, and fireproofing. The renovation is expected to be complete in spring 2015.
