The Commons at Providence Station Breaks Ground

Woburn, MA – Tocci Building Companies (Tocci) recently announced that construction has begun on The Commons at Providence Station, a 255,553 square-foot multifamily residential development located in downtown Providence, RI. Governor Gina Raimondo spoke at the Ground Breaking Ceremony about the revitalization of the Rhode Island economy, which this project is a vital part of.

Located along the Moshassuck River, the project represents the second of the three phase Capital Cove development. The Commons at Providence Station will consist of 169 residential apartments, approximately 169 enclosed parking spaces, as well as amenity areas, a dedicated leasing office, and additional community space. Residents of the new development will enjoy views of the Capital Building to the west, and to the east, views of Roger Williams National Park. The location also provides pedestrian access to major transportation centers as well as dining and entertainment.

Constructing the project presents several logistic challenges. The Amtrak rail runs along the west side of the Commons site and the Moshassuck River borders the east, making access a challenge. After a two level parking garage is built, a tower crane will erect four levels of panelized wood framing. Initially, the framing will be picked up from Canal Street and brought over the river with the balance picked up from the south end of the site. To meet these challenges, Tocci is using 3D Modeling as a scheduling and logistics tool to plan unique construction sequencing and to meet an aggressive completion date.

Another distinctive aspect of this location is that the site was formerly a ship cove that, overtime, has been filled in to create developable land. To bolster the load bearing capacity of the soil, ground improvement techniques such as rammed aggregate piers and rigid inclusions, will be used.

Tocci will work in close collaboration with developers Trilogy Development LLC (Trilogy) and John M. Corcoran & Co. LLC, architects RGB Architects and engineers Odeh Engineers on behalf of property owner John M. Corcoran & Co. LLC. Notably, Tocci also provided preconstruction and construction services on Phase One of the Capital Cove development completed in 2009.

Tocci is also working on several other multifamily residential projects along the East Coast, including Coppersmith Village, in East Boston, MA; Osprey Cove East, in Secaucus, NJ; and The Residences at 3 Journal Square in Jersey City, NJ.
