Middletown, RI – The Kempanaar family hired an owner’s project manager (OPM) to help them navigate the daunting task of site permitting, site and building design, and the hiring of a construction manager in order to repurpose a more than 50-year-old block building.

Two national tenants, Chipotle and Corner Bakery, pinpointed this corner as the next retail hot spot in Middletown, only a stone’s throw from Newport (or locally known as Aquidneck Island).

Bowerman Associates, Inc. was hired as the construction manager to manage and oversee the redevelopment/repurpose of this 9,100sf restaurant/retail building and associated parking lot.

The plan included a complete gut of the interior existing restaurant. This also included major roof repairs, new exterior soffits, lighting, new HVAC systems, all new electrical and plumbing systems, demolition of the majority of interior slab and associated underground utilities, coordination with National Grid for new upgraded electrical service to the property, completely new parking lot drainage systems, exterior patios, landscaping, curbing, entryways, sidewalks, parking lot paving, and striping.

Bowerman Associates and team were able to quickly mobilize on-site and get up to speed and formulate an action plan to meet the project goals and tenant deadlines. These goals included converting a very old, tired, structurally challenged building into an exciting new retail/restaurant destination within an aggressive timeline and within a tight budget range.
